Thanking the people doing the work

A March 2006 Town & Village photograph records an earlier chapter in the Block Association’s relationship with the Hotel. The Block Association gave a St. Patrick’s Day gathering for workers involved in its renovation.

The published caption pictured Bovis representatives Joe O’Malley and Greg Raymond with Arlene Harrison and the Block Association’s events chair Kathleen Scupp. The small occasion added a human connection to the construction work happening beside the Park.

2020

Watching the future of the Hotel

A December 23, 2020 community alert shows the Block Association’s concern beginning well before the later redevelopment negotiations. Responding to reporting about a possible eviction, the Block Association said residents were asking what might happen if the Hotel closed permanently.

The Block Association emphasized the vulnerability of the Park’s north side and its intention to stay involved.

2021

Keeping residents informed during closure

An April 22 update had already gathered questions about the still-closed Hotel and Maialino. The Block Association emphasized that, apart from Calvary Church, Gramercy Park North lay outside the historic district, making the future of the Hotel a particular concern for the Block Association.

An October 28, 2021 letter responded to continuing questions about the closed Hotel and Maialino. The Block Association shared reporting on legal proceedings, expressed hope that both would reopen, and promised to keep residents informed.

2022

Attention to the Hotel’s surroundings

A July 12, 2022 update recorded direct conversations with the building's property manager about the closed Hotel’s condition. The tree gardens had been cleared of dead plants and debris. New tree-garden fences, replacement planting and a repair to the light outside Maialino were planned.

The Block Association also described arranging additional street cleaning. The same letter relayed Union Square Hospitality Group’s wish to reopen Maialino, while making clear that no reopening date had been set.

2020–2023

Caring for the block during closure

The Block Association’s October 2025 retrospective described the practical work it undertook around the closed Hotel: power-washing sidewalks, removing graffiti, painting street furniture and maintaining trash receptacles. The Block Association also brought in horticultural help for the tree gardens, worked on lighting and electrical concerns, and arranged pest-control attention.

In 2023, the Block Association met with MCR and supplied six large bins of archival material about the Hotel’s history with the neighborhood.

2023 · The prospect of a return

The Block Association’s September 2023 letter shared reporting on plans for the Hotel and Maialino. In her November National Arts Club interview, Arlene Harrison welcomed the prospect of a restored Hotel and the relationship with MCR.

In November 2025, a separate announcement proposed a new home for Maialino at 67 Irving Place.

The sidewalk came first

In December 2024, the Block Association relayed plans to remove the Hotel’s old sidewalk shed and replace it with a taller, brighter Urban Umbrella structure. The letter connected construction arrangements with the experience of walking past the building.

The October 2025 follow-up reported that MCR had implemented the recommended Urban Umbrella replacement.

2025

From initial support to specific concerns

In May 2025 the Block Association supported MCR’s liquor-license application at the Community Board committee stage. When neighbors then raised questions about rooftop operations, a proposed basement venue and a proposed 93-seat sidewalk café, the Block Association asked MCR for details and told the Board, before its full June review, that it could not support the application without binding protections. The Board endorsed the application. The residents’ negotiations described below followed.

Welcoming the renewal, watching its impact

As plans for the Gramercy Park Hotel’s restoration developed, nearby residents welcomed the prospect of renewal while raising concerns about bars, extended hours, traffic and the use of public sidewalks.

The April 16, 2026 newsletter described eleven months of advocacy by a group of neighbors closest to the Hotel, supported by the Block Association. The neighbors commissioned a traffic study and organized their participation in the public-review process.

Residents led, with the Block Association alongside them

The Block Association held meetings, wrote letters, testified at five hearings and contacted public agencies and officials. The newsletter described the neighbors’ negotiations before the State Liquor Authority on March 12.

The reported commitments addressed the rooftop enclosure’s closing time, sidewalk dining, concurrent event capacity, sidewalk queuing and review of the residents’ traffic study. Direct communication with designated community liaisons, including the Block Association, was also part of the reported agreement.

An agreement is a beginning

The letter expressed the hope that the commitments, together with continued monitoring, would allow the Hotel’s return to strengthen neighborhood life.

Later construction notices illustrate the continuing relationship. In August, the Hotel team asked the Block Association to circulate advance notice of a crane and concrete operation on Lexington Avenue.

An earlier chapter: the Cobalt Club

The Block Association’s earlier history credits the Block Association with securing relocation of the Cobalt Club entrance from Gramercy Park North and addressing idling buses outside the hotel. The 2003 and 2004 project lists also name the club among neighborhood concerns.
